Colors, Textures, and Patterns
- Use a monochromatic color scheme. By using shades of one
color throughout the room, you'll "open up" the room and make it feel
larger.
- To add visual interest to your monochromatic color scheme,
select different textures and sheens of your color.
- As with furniture selection, remember that vivid colors and
busy or large-scale patterns can make your room appear to shrink. This
principle applies to the wallpaper, window treatments, rugs, and fabrics used
in your room.
With Accessories, Less Is More
- Eliminate clutter and personal items. In a small room, you
can't afford the visual clutter of books, toys, magazines, newspapers, or other
items. The less cluttered the room is, the more open and spacious it will feel
to potential buyers.
- Limit the number of small accessories in your room. Consider
moving occasional tables, vases, candles, framed photos, and knickknacks out of
the room to avoid a feeling of disorder.
Creating a Focal Point
- Identify (or create) a focal point in your room. If your
living room has a fireplace, that's a natural focal point; in a dining room,
the table is an obvious focal point; in a bedroom, the bed takes center stage.
- If there isn't a natural focal point, or if you have
competing focal points (for example, a fireplace and a picture window), create
a focal point by arranging furniture so that the focus is drawn to the area of your
choosing.
- Select artwork that accentuates your focal point - or make a
large painting your focal point. One large painting is more effective than a
grouping of smaller prints when creating a focal point.
Lighting Tricks
- Open blinds and pull back curtains to let in as much natural
light as possible. The more light you can let into your small room, the more
spacious it will feel to potential buyers.
- Keep window treatments simple. Ornate, heavy window
treatments are probably the wrong scale and weight for your small room and, if
they're full, they may actually take up valuable floor space.
- Use mirrors strategically in small rooms to reflect light.
Because they reflect both natural and artificial light, mirrors make a room
brighter during both day and night. Mirrors come in all shapes and sizes but,
in general, the larger the mirror, the more dramatic the effect. If you don't
want to install a large wall-mounted mirror, an oversized mirror propped
against a wall is often just as effective.
- Consider mirrored furniture in your small room. Mirrored
tabletops or cabinet doors can make a small space feel larger.
- Install high-wattage light bulbs in all light fixtures. Make
sure all lights are on - not just in your small room, but throughout your home
- on the day of the open house.
