Why Your Luxury Home has not soldYour luxury La Jolla home has been on the market far too long and you need to figure out why.  Your life is on hold, and you may miss out on the new Oceanfront La Jolla home you have your heart set on.  OK, time to get serious and figure out what's going on.

It is not uncommon that a certain percentage of La Jolla homes stay on the market for longer than usual.  However, you can consider several factors that have caused your La Jolla house to linger on the market.

Your La Jolla Home is Price Too High

There are too many La Jolla homes on the market today not to pay attention to your La Jolla Realtor's market research.  If you price too high you will eliminate your home from the market as there are many homes that fall into your area that are priced right.  They will likely be shown more and sell sooner than an overprice La Jolla property.

Your La Jolla Home's Curb Appeal

Curb Appeal is important in the Luxury Home market.  Often before setting up an appointment to tour a La Jolla home, prospective buyers will take a drive by the home.  If there are serious problems with the curb appeal they won't even bother to see the inside.  So make sure the outside areas of your home are in order and inviting to La Jolla Luxury buyers.

The Inside of Your Home Lacks Staging Finesse

In most Luxury home markets today there are plenty of homes on the market and buyers are choosy.  If they cannot envision living in your La Jolla home they will not consider it.  In fact, if something sets them off when they first enter, it can be the end of the tour.  Make sure you front door and entry areas are clean and attractive.  The rest of the home should be well kept and clutter free.  And for goodness sake make sure it is free of all evidence of pets, smoking, and pungent food odors.

Your La Jolla Home Appears to be a Handyman's Special

Unless you are marketing your as a fixer, than you should make sure that the buyer does not see signs of neglect in your La Jolla home.  Things like:

  • Screens with holes
  • loose tiles
  • dripping faucets
  • dirty grout
  • broken light fixtures
  • carpets that need cleaning
  • dirty windows
  • rooms that need painting

These items might lead the prospective La Jolla buyer to think that the home has not been properly maintained.  They may think that since minor upkeep was not done, that there may be problems with major items such as the furnace and air conditioning, roof leaks, gutters and downspouts etc.  This may or not be true, but by taking the time and effort to do the inexpensive repairs you will be reassuring buyers that your home is well cared for.

Your Home is Not Easily Scheduled for Showing

Prospective buyers often want to tour a house on the spur of the moment or at times that may be inconvenient for you.  Remember that the effort you take to be sure your home is ready to be shown at all times will ensure you do not miss any chance to sell.  You don't want to hamper attempts to show your La Jolla home.  Don't make it a hassle for a La Jolla Realtor to show your home; this will discourage them to make further attempts.
