The La Jolla Luxury Real Estate Market has perked up over the last year as compared to January 2009's 330 active listings, this January 2010 only has 270 active listings left, signalling that La Jolla Luxury homes are selling, and they are selling fast. Further sign of the upturn is that those 270 active listings last month had an average listing price of $3,525,635, compared to December 2009's median listing price of $3,355,241, and January 2009's $3,350,790.
La Jolla Luxury Sellers are also optimistic of the real estate market as the 39 new listings last month had an average listing price of $2,614,511, up from the average listing price of $2,457,757 same month, last year.
The average listing price of sold listings has also improved slightly. December 2009 had an average sold listing price of $1,945,107 while January 2010 had a climbing $1,963,807.
While the average sales price, $1,775,682, is still below that of the average listing price, this only indicates that La Jolla, San Diego is still a buyer's market, and that buying a home now is a very good investment.
