Is Title Insurance Really Necessary for your La Jolla Real Estate Home?

Owning real estate, whether in La Jolla or anywhere else in San Diego County is often a family's most important achievement. It is critical to be protected against "human error" defects, or unpredicted claims that can cost you true ownership of your La Jolla Real Estate Property when you are making such a vital and expensive purchase.

La Jolla Homes for SaleTitle searches trace ownership back to the original federal or state ownership, one owner at a time. Liens on the property since the previous sale such as IRS liens or lenders' liens must be cleared so that the property is completely yours upon closing of escrow. Improvements to the property must be listed as part of the contract, to assure they are included in your purchase.

All co-owners of the property must be party to the sale. It is true in most states that it may take one person to buy the property, but several to sell it. Title Insurance ensures that all rights are true and claims are extinguished before transfer of the property into your name.

La Jolla Real Estate that is sold without a complete search of the title, or is improperly searched and cleared for sale is protected by Title Insurance after the sale. You might buy property without any knowledge of claims or liens, but you are protected later if you have title Insurance.

Cost of title insurance requires a onetime payment, based on a percentage of the price for the property.  It is your best insurance against loss later down the line.  What seems like a no brainer to many of us is still an optional expense that some ignore. There are countless sad stories about loss of property out there, and they all could have been avoided with proper title insurance.

The savvy La Jolla Home Buyer would not be caught dead without Title Insurance. Title insurance will protect you, the buyer, against all costs of a valid claim against the property after the purchase.

It's the smart thing to do!
