Why isn't my La Jolla Home Selling?

My LaJolla home is about to expireExpired Listing

Why Didn't It Sell

If the listing on your La Jolla home is about to expire that means one thing - there is something about your home or the listing that is seriously wrong and you are wondering what went wrong.  You most likely think the La Jolla home is great and have felt more than comfortable building memories there.  Why is it that no one is interested in it?

All your great plans for "life after this home" have by now been jeopardized, and the home you were prepared to buy for the next stage of your life has been sold.  You've lost confidence in your Real Estate Agent and you are sick of the whole process.

It's time to sit back and take stock of the entire situation.  The first thing is to try to remove your emotions and "feelings" from the process.  In truth this is a business transaction and must be treated as such.

Read Also:  How To Successfully Sell Your La Jolla Home

The reason a La Jolla home does not sell in the first 30 days is price.  Without a doubt your home remains on the market because current market conditions do not support the listed price.  By pricing your home too high you have jeopardized a sale because you have effectively limited the amount of traffic through your home.

  • Buyers surf the web before going to a La Jolla Realtor, and it is so easy to make comparisons on the web.
  • A home that is priced too high is not favored by Realtors who will not risk showing prospective buyers homes they know beforehand will be rejected and risk irritating them.
  • You lower your overall chances of selling, because if a home is reduced time and again, buyers will feel there is something wrong with it and that is why it is being reduced.
  • If your home is on the market too long, buyers will feel that since other people rejected it then they don't need to even look at it.
  • Pricing a home correctly is always important, but in today's Buyer's market it is critical.

You must also consider that the longer your house takes to sell will mean that your other plans are on hold.  The experience of having your home on the market impacts your daily life.  If you can put a dollar value on those considerations you might just find that it is best to price your home correctly right from the start.

Save Money On Moving In La Jolla

Moving your La Jolla Luxury homeTop five ways to Save money on your La Jolla Move

La Jolla communities is bustling with Real Estate activity. Every day, homes are being bought and sold. As your Realtors, we take pride in helping with every detail, whenever possible. Over the years, we have helped thousands of satisfied clients find the La Jolla home of their dreams. Once we have assisted you in finding the perfect La Jolla home, you must begin the process of finding a reputable mover who will do the job right! Here are some tips to help with that process

·         Don't Move belongings that you don't want
The most important advice to save money on your La Jolla move is "don't move stuff you don't need! " For a long move, it will cost at least 80¢ per pound to move something. The more belongings you have, the more it costs even with local moves, as you are paying by the hour. Why pay to move items that you really don't need. This is a wonderful opportunity to hold a garage sale, or donate belongings to your favorite charity. Your contribution may be tax deductible and you will save money on your move.
·         Hire the correct number of movers based on the size of your home
For larger moves, hiring more movers will actually save you money. Depending on your specific situation, Discount Movers will let you know the most cost effective solution to meet your specific needs. (Two men and a truck, three men and a truck or four men and a truck, or multiple trucks for larger moves.)
·         Choose the correct boxes
Moves will last longer when people have not packed their items in the correct boxes. The reason being is if the items in the boxes are too heavy professional movers will advise you against moving them in order to protect your valuables. Therefore, time will be spent repacking in smaller boxes. The other risk is the boxes will be moved and they will break because they are too heavy. Follow our box moving guidelines and you will not have any problems.
·         Be completely packed when the movers arrive
If movers have to wait for you to finish putting items in boxes, it will take longer then if all the time spent is moving your already packed boxes. If you are completely packed when the movers arrive, there will be no delays. Since you are paying by the hour, this will substantially cut the amount of time required for the move.
·         Label all your boxes in big BOLD print and this will save you money
On each box, take a big black pen and write the name of the room that you want the box to go in, and label what is inside the box. i.e. Master bedroom, Sheets. This saves the movers time in knowing where you want the boxes to be moved to. They will not need to ask you for each box, which consumes a lot of time. Also it will save you time knowing what is inside the box. Also, if something has fragile items in it, place fragile on the box. If they need to ask you for all the boxes, extra time will be used.

Tips On Selling Your Home In La Jolla

Making your home appeal to the female buyer

Not all La Jolla Buyers are couples

According to census results from the New York Times, for the first time in history, more than half of women in the US are living without a spouse. Quite a change from a time when women ran the household and men were the breadwinners.

As of 2005, 51 percent of women polled stated they were living without a significant other, up from 35 percent in 1950 and 49 percent in 2000. To think - married couples in the U.S are considered a minority for the first time! This trend could break a new mold in social and workplace policies, possibly the ways government and employers mandate benefits.

There are a few factors that are driving the statistical shift. Women are marrying later in life or living with partners more often for longer time periods.

This has also affected the buying demographic out there. Women are becoming more and more financially independent. And coupled with the fact that statistically women are considered better budgeters, we are seeing a growing trend of women buying homes not only alone, but earlier in life.

Homes Are Selling To Female Buyers In La Jolla

What does it mean to buyers and sellers?

Well, when showing a home, it would be wise for sellers to appeal to the senses. As women are considered more sensory than men, sights and smells will become more important for sellers to consider.

  • Burn a candle.
  • Keep décor neutral and uncluttered.
  • Have soft music playing in the background.

Not only will it make your home more appealing in general but these small differences might just be what is needed to sell your home to one of the many (and growing number of) women buyers out there!

First time La Jolla Buyer Advice

So you want to purchase your first La Jolla home!   Congratulations!   The fun is going to start with thinking about the La Jolla home of your dreams.

Before getting to the fun part of looking at homes in La Jolla to buy there is some homework you should do first.  Way before you decide it's time to buy you must be sure you have solid groundwork in place regarding your finances.  This will be the key to acquiring your La Jolla home without being "house poor".

  • Get a copy of your credit rating.
  • Evaluate your finances and know what you can actually afford for a monthly mortgage payment.  Don't be tempted to go above amount or you risk putting your self in harms way.
  • Determine if the above two these two considerations match up with the price range you are targeting in La Jolla.
  • Research your lending institution carefully - you'll be doing business with them for a long time.
  • Try to narrow your La Jolla location choices so that you are not all over the map.  In today's La Jolla market this should ensure that you will have enough choices and end up in the area that is beneficial to your needs.
  • Go on the web and look at listings so you have a better understanding of what is out there, what features you must have and those that are not important to you.  This will give you an idea of what type of La Jolla home will suit your needs.
  • When you select a La Jolla Realtor make sure they have experience in your local market and that you can easily work with.  They represent your interests and should make all offers on your behalf.
  • Again, don't buy more La Jolla house than you can afford.

Remember that buying a La Jolla home is a major life event.  The effort you put into research and then making the sensible choice will have tremendous payoffs.
