			    <title>Securing the Window Safety of your San Diego Coastal Home</title>
			    <description>April 4-10, 2010 was designated as the National Window Safety Week by the National Safety Council. Here are some window safety tips to prevent accidents from happening in your San Diego Coastal Home.
For Toddlers and Young Children

Never leave your children unsupervised around open windows
Make sure to keep furniture away from windows, especially those that can be used as foothold by your kids.
The play area in your child's room should be either in the center of the room or against the wall, rather than beside the window.
If you want to keep your child's room ventilated, open the top sash of your Double Hung windows so that kids cannot reach them while keeping the bottom part closed.

 
For Teenagers

Do not paint over or nail your windows shut, in case there is an emergency.
Never nail or attach decorative lights to window frames in bedrooms
Do not crawl out of windows to sit on the roof.
Avoid hanging flags or other items out of the window of your San Diego Coastal Home.

 
For Young Adults

Plant shrubs, grass and other plants directly under the window so that they may serve as cushion in case somebody falls out the window.
Make sure that your windows have multi-point locks to help provide more protection against intruders and make it more difficult for young children to open.
Tell children that they should not push against the window screens because the screens are there to keep insects out and it will not be able to support their weight.

 
For Older Adults

Double or single hung windows may be too stressful on the back or hands of older people, therefore Casement windows are a much better option since they require no lifting action to operate.
Consider using impact-resistant glass on windows for added security measures.
Order windows with vinyl frames for easier maintenance. Since vinyl windows are resistant to rot, decay and insect infestations.
Slider windows are also a great option since they require little force to operate and allows for maximum ventilation at your San Diego Home.

			    <title>La Jolla Luxury Home Buyers: Know What Can Make You Save Money</title>
			    <description>Everybody has a dream of buying their own home.
However, in these trying economic times, it is getting more difficult to
purchase property that is both attractive and reasonably priced. La Jolla luxury home owners are not an exception. They
may own what is considered to be expensive real estate but they also feel the
pinch in their pockets.
 
Being informed of the new and extended tax breaks is
a way to help La Jolla home owners save their hard-earned
money and at the same time, keep their high end homes.
 
If unemployed, a person should not be taxed if he
receives $2,400 or less. There should also be a reduction in the federal tax if
there is a foreclosure or reduction in the mortgage of your luxury home through
restructuring in 2008. Property taxes paid by nonitemizers are also subject to
additional standard deductions amounting to $500 for single filers and $1,000
for joint filers.
 
For those who are purchasing their first La Jolla luxury home property, a full
credit of $8,000 is provided under the Worker, Homeownership and Business
Assistance Act of 2009. This is applicable granting that an eligible taxpayer
must buy, or enter into a binding contract on or before April 30, 2010. Aside
from this, state and local sales tax or, state and local income tax (whichever
is greater) can also be deducted.
 
For La Jolla luxury home owners who are
also educators, a deduction of $250 for out-of -pocket job expenses is also
applicable. At the same time, tuition and school fees deduction is another way
to keep those pennies in. A deduction of up to $4, 000 is legal if it's used
toward college. (A modified adjusted gross income not amounting to more than
$80,000, or $160,000 for joint filers, is a requirement to be eligible,
though.)
 
Also,
home owners may also be eligible for child tax credit if the earned household
income is $3,000.  People can avail of
the credit of up to $1,000 for every child under the age of 17 that is
considered a dependent. For joint filers, the credit is reduced when modified
adjusted gross income hits $110,000 ($75,000 for singles and heads of
household). Low earning households may also avail of the Earned Income Tax
Credit.
 
All
of these are relevant information in helping us stay afloat and keep a good
quality of life during these times. Luxury real estate may be a dream for a lot
of people but if we know where we can save money from, a luxury mansion in La Jolla is not that far-fetched, after all.
